Abstract
Building Information Modelling (BIM) has become one of the best method when it comes to building maintenance actions because it represent all the physical and functional characteristics of a building which allow the information of the building to be store, share and update throughout the building life-cycle. Unfortunately, the implementation of the BIM technology is not familiar in Universiti Tenaga Nasional (UNITEN), Putrajaya Campus, because there are only a few professional in UNITEN that understand and have the knowledge for the BIM technology. In order to get the clear picture of the BIM technology, this thesis aims to simulate the inventory based on the BD Laboratory in UNITEN by using BIM. After that, this thesis analyse the value of BD Laboratory elements based on BIM model for the maintenance span and possibility element defect from the building. Next, the third objective of this thesis is to establish maintenance scheduling based on the BD Laboratory in BIM. By using the BIM technology, people can detect every element in detail and solve the problem as fast as possible. Other than that, tons of paper are no longer needed to document the progress of a project if the implementation of BIM technology. So, it saves up a lot of money and trees because a lot of firms are looking to go environmental friendly in this modern era.
