Abstract
This thesis reports the assessment of a building’s condition for the improvement of a building’s sustainability and how important is maintenance of a building is. Assets were assessed to evaluate any defects that existed in the studied area by conducting visual inspection. The condition of defects were recorded in defects form through the inspection and were analysed by using a rating tool, Condition Survey Protocol (CSP) 1 Matrix. The tool rates the condition and the priority action for a defect. The overall rating result represents the overall condition of the building. Critical defects were compared with the European Standard EN 1504 and the American Concrete Institute (ACI) Standard to define the defects and to evaluate the principles and methods of repairing the defects. It was recommended to implement a maintenance plan to monitor the assets of a building through a maintenance management software, known as Computerized Maintenance Management System (CMMS).
